Process and scope
1.Establish reference readings
Dry areas of the same material are measured first so affected readings have a baseline.
2.Grid readings
Readings are taken across walls, floors and adjacent rooms at recorded points.
3.Extent documentation
Elevated areas are recorded by location so the affected boundary is clear.
4.Written moisture map
The report presents readings and boundaries with the meter type and material noted for each area.
Preparation and access
- Leave flooring, baseboards and drywall in place until readings are taken
- Clear furniture from the affected rooms where possible
- Note when the water event happened and any drying that has occurred
Limitations
- Readings describe conditions at the time of measurement and change as materials dry
- Meter readings vary by material, and some assemblies cannot be read reliably from the surface
- Mapping does not identify the source, which is covered by leak detection
Frequently asked questions
Can you map moisture through tile or hardwood?
Some assemblies read reliably and others do not. We state which materials were measurable and where readings are less dependable.
Should mapping be repeated?
Repeat readings are useful during drying, because a single visit only shows one point in a changing process.
Does this tell me if there is mold?
No. It documents moisture. Whether growth is present is a question for inspection and, if warranted, sampling.
