What is the difference between a mold inspection and mold testing?
An inspection is an on-site assessment: visual review of accessible areas plus moisture measurement to understand where water is or has been. Testing means collecting air, surface or material samples and having a laboratory analyze them. Inspection answers 'what is happening here'; testing adds documented laboratory data when observation alone cannot settle the question.
Do I need testing if mold is already visible?
Often not. If growth is visible and the moisture source is identified, sampling may add cost without changing the next step. Testing is more useful when growth is suspected but not visible, when documentation is needed for a third party, or when someone needs a record of conditions before or after work.
Can you tell me if the mold is toxic?
No. Color is not a reliable indicator of species, and species is not a reliable indicator of health risk for an individual. Laboratory analysis can identify what was present in a sample. Health questions belong with a medical professional who knows your history.
Can a clearance test prove the property is safe?
No. Post-remediation verification documents conditions in the tested area at the time of testing against the agreed criteria. Mold spores exist in every normal indoor environment, so no test can declare a property mold-free or universally safe.
How long does an appointment take?
It depends on the size of the property, the number of areas of concern and whether sampling is included. We will give you a realistic expectation when you call and describe the situation.
How soon do laboratory results come back?
Turnaround is set by the laboratory and varies by analysis type and their current workload. We will tell you the expected turnaround when samples are collected rather than promising a date up front.
Do you offer same-day appointments?
Same-day appointments are subject to availability. Call and we will tell you what is genuinely open that day.
Do you remove mold?
No. We provide inspection, testing and assessment only. We do not perform remediation, construction repairs, HVAC repairs or duct cleaning. Remediation work goes to a contractor of your choosing.
What should I do before the appointment?
Clear access to the areas of concern, keep the property in its normal condition, and avoid cleaning or disturbing suspected growth beforehand. If sampling is planned, we will explain any additional preparation, such as keeping windows and exterior doors closed for a period before air sampling.
Will you find mold inside walls?
Not without access. Standard inspection covers accessible areas. Moisture meters and thermal imaging can indicate anomalies behind surfaces, but confirming what is inside a cavity requires an access point, which is arranged with the property owner's permission.
I am a tenant. Can I book an inspection?
You can enquire, but access and authorization for rental units need to be arranged with the party who controls the property. Tell us the arrangement when you call so we can plan it properly.
What do I get afterwards?
Written findings describing observations, moisture measurements, limitations on access, any sampling performed, and sensible next steps in plain language. Where laboratory analysis is involved, the results are provided with an explanation of what they do and do not establish.
Do you provide asbestos, lead or radon testing?
No. Our environmental risk assessment work is limited to mold, moisture and related indoor conditions. We do not offer asbestos, lead, radon or other unrelated testing services.
